I’ve been using Airbnb for around 18 months to let my holiday property and the whole experience has been totally awesome. They are supportive, friendly and helpful. They have an amazing following of people who will pay a premium for the right property to holiday in with family and/or friends. I don’t use any other letting company, I get absolutely fully booked, back to back just listing on Airbnb.
My only advice as a host is: I would never use the Instant Book option on your listing unless you are running a more hotel based letting. As I’m rather attached to my property I always like to have a few messages back and fourth with my guest before I accept a booking and find this is a great way to determine that you have the right guests for you and your guests have found the right property for them.
If ever I’ve not known how to do something Airbnb are always there to give advice or fix any problems; not that I ever really have any. If you’ve got your head screwed on and want to manage your own holiday let with the safety and back up of a well known, well advertised and established company then look no further than Airbnb.

I used BnB almost exclusively for about a year and a half on a tour of Europe on a road bike, great you can do research on flats etc to find what seems to be the best suited for what you’ll need (wifi, a kitchen, a place of your own etc). Now, I stayed in maybe 15 places dotted all over and each time I selected my requirements, every time they were way too varied in actuality. Examples from various places: 1: the mains fuse board blew up 2: cooker on button broken 3: woeful or broken broadband 4: ‘own place’ actually in hosts place 5: live wires hanging out of wall in bathroom 6: apartment obviously not been cleaned since last season 7: photos were of hosts place, not the flat 8: so called kitchens have nothing to cut with, boil in, drain, chop on, grate, cork, cover with a lid. One ‘kitchen’ I used a frying pan to make toast as the above mentioned cooker couldn’t be turned on. There are more tales.. I guess I got a 40% success rate even with days of researching. Now I’m tired of spending so much time on it, getting a place no better than a bad hostel but paying a lot. I quit my last place and opted for a hotel which cost less, was warm and dry and clean, had a restaurant and didn’t have that feeling of being done over. I did find good places but these were rare.
